Check-in Time: Check-in time is after 4:00 PM. The check in information can be found on your “Welcome Letter” which is emailed to you when payment is paid in full. Every effort is made to have each unit ready for occupancy by the check-in time, but sometimes unforeseen events can delay the readiness of some units. We ask and thank you for your patience if this occurs. There will be no discounts offered due to a late check-in.
Check-out Time: Check-out time is no later than 10:00 AM.
Rental Deposits: All reservations are not secured until proper payment is confirmed. This may be paid by personal check, bank cashier’s check, or credit card (Master Card, Visa, American Express or Discover). Payment is due within twenty (20) days of initial reservation unless other arrangements are made.
~ If your arrival date is more than 20 days we require a 30% deposit (plus tax of 9.9%) in order to hold your reservation.
~ Your remaining balance would be due 30 days before you check in.
~ If your arrival is less than 20 days, the payment in full would be at the time your reservation is made in order to secure your reservation.
Cancellations:
A. ALL CANCELLATIONS MADE WITHIN 30 DAYS OF ARRIVAL ARE NON-REFUNDABLE. In the event you must cancel your reservation within 30 days of arrival, please notify us as soon as possible. We will make every effort to re-rent the property for your original dates. If we re-rent your property, all monies (less a 10% Cancellation Fee on the deposit) will be returned to you (after the booking has been completed). If after diligent effort, we are unable to re-rent the property, the deposit will be forfeited.
B. If cancellations are made outside of the 30 days of arrival, your deposit will be returned minus the 10% Cancellation Fee and Administration Fee (if charged).
C. If the deposit is not received within 20 days of your reservation we will treat the reservation as a cancellation.
D. Lakeview Property Management is not responsible for the weather or other Acts of God and there will be no refunds for these occurrences.
E. All our properties are Non-Smoking. NO EXCEPTIONS. Violation of this term will constitute an automatic charge to the Credit Card on file, for necessary cleaning, damages, and loss of any rental income due to this negligence.
Minimum Night Stays: Many properties, especially during “Peak Seasons”, require a six (6) night stay, beginning with a Friday, Saturday or Sunday arrival. We can make exceptions to this subject to availability so please call!
Maximum Number of Guests: Each property has an allowed maximum number of guests. If there are more guests than the property allows there is a charge of $20 per person up to the maximum the unit is allowed to have. Guests who exceed the maximum occupancy are subject to immediate eviction and forfeiture of all rental payments.
Family Rentals/ Minimum Age: Our vacation properties are for family rentals only. We will not rent to vacationing students or young adults, under the age of 25, that are unaccompanied by a responsible parent or guardian. The parent or guardian must stay in the property at all times, for the duration of the stay. Any guest who violates this policy will be EVICTED & the FULL RENTAL AMOUNT AND/OR SECURITY
Units for Sale: In the event a property you are renting is listed for sale; we may find the need to show the property during your visit. We will make every effort to schedule a showing at a convenient time so your vacation is not disturbed.
Rates: All Published or Quoted rental rates and fees are subject to change without notice.
Payment of Rent: Rental Payments are payable in full 30 days before your scheduled check in. We accept cash, personal checks, bank cashier’s check, and all major credit cards.
Housekeeping: Each property will be stocked with an initial supply of trash liners, toilet paper, dish soap, coffee filters, bath soap, paper towels, laundry detergent, dryer sheets, dishwasher soap. Not all units have a washer/dryer or dishwashers….please check the amenities list for the specific unit. No Daily Maid Service is provided. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate; however, is available at an additional rate.
Pet Policy: Dogs are allowed in specified properties at a charge of $15.00 per night with a strict leash law on property. Be prepared to clean up outside after your pet.
Maintenance/Damage: Any maintenance issues and/or damage should be reported to Lakeview Property Management. If this is not an emergency, please contact us during normal daytime hours. Maintenance or Housekeeping staff may enter the property to respond to any maintenance and/or housekeeping issues during your stay. Please treat the home as your own and be conscious of the air-conditioning and heating use, especially if you are out of the unit. Rearranging of furniture is not permitted. Tenant must leave the property in a clean condition to include the following: trash removed and placed in the dumpster as needed, all dishes washed and put away; all doors and windows closed and locked; all keys should be left in the unit with the door locked; all breakage reported,
Property Rules and Regulations: All guests must observe the rules and regulations set forth by each property. Failure to comply can result in eviction
